What is the rental application process?
Review the eligibility guidelines to verify you are eligible to rent at Welch Road Apartments. Visit the Rental Housing Programs Eligibility Criteria for more information.
Call the Leasing Office at 650-497- 0101 to inquire about availability.
You may be asked to complete and return an Interest List form. The application process will begin subject to the availability of a unit.
When do I submit an application?
Your leasing agent will have you submit an application when an apartment fitting your criteria comes available. You must have already submitted an Interest List Form and Offer Letter.
Where can I submit my application?
DO NOT APPLY Until you have been approved to lease a specific apartment home.
DO NOT APPLY More than ninety-days prior to your move-in date.
We enforce occupancy limits based on floor-plan size.

What happens after I submit my application?
Once your application is reviewed and approved, you will be notified by your leasing agent.

Is my application fee refundable?
No. The application fee will be used to run a credit check.
What if I do not need an apartment immediately?
Contact the Leasing Office to check availability. However, we do not know availability until 30 days prior to a potential move-in date.
How long is the lease term?
Current lease terms range from 6–12 months and are subject to change. We do not offer leases over 12 months. If a month-to- month lease is granted, it will include a monthly premium.
Do all leaseholders (residents over 18) have to be eligible?
Eligibility for the household is based on the highest eligible person, all persons over the age of eighteen must apply and be named on the lease. All persons under the age of eighteen will be listed as "dependants."
What if my position at Stanford becomes part-time?
If you are at least 75% FTE you will remain at the Stanford Rate. If you fall below 75% FTE your lease will change to the non-Stanford Affiliate rate.
What if I resign or retire?
Each household will be re-certified at the conclusion of their lease. Please note, upon retirement or resignation a household will no longer qualify for the Stanford Affiliate Rate. If available, the household will be offered a non-Stanford Affiliate lease.
What about rent increases?
Under the terms of a lease, rents are guaranteed for the duration of the lease term.
As long as the eligible resident maintains their Stanford Affiliate status, an offer to renew their lease will be made, based on availability. At that time the rent may be increased.
The only rent increases that are restricted are those for the BMR (Below Market Rate) homes which are a function of the agreement between Stanford University and the City of Palo Alto.
Pets
Where can I walk my dog?
See our Pet Policies and a list of nearby dog parks. We have provided pet stations designated pet areas. All dogs must be on a leash. Accidents will happen, so please clean up after your dog.

How many parking spaces do we get?
Each home is assigned one (1) carport.
Additional vehicles, which must have a Welch Road Parking Permit, have access to unreserved parking spaces numbered 211 or higher, these spaces are available on a first-come-first-served basis.
I have special needs. What should I do?
Residents with special needs should make an appointment with the Property Manager to discuss their requirements.
