Do all leaseholders (residents over 18) have to be eligible?
Eligibility for the household is based on the highest eligible person, all persons over the age of eighteen must apply and be named on the lease. All persons under the age of eighteen will be listed as "dependants."
What if my position at Stanford becomes part-time?
If you are at least 75% FTE you will remain at the Stanford Rate. If you fall below 75% FTE your lease will change to the non-Stanford Affiliate rate.
What if I resign or retire?
Each household will be re-certified at the conclusion of their lease. Please note, upon retirement or resignation a household will no longer qualify for the Stanford Affiliate Rate. If available, the household will be offered a non-Stanford Affiliate lease.
What about rent increases?
Under the terms of a lease, rents are guaranteed for the duration of the lease term.
As long as the eligible resident maintains their Stanford Affiliate status, an offer to renew their lease will be made, based on availability. At that time the rent may be increased.
The only rent increases that are restricted are those for the BMR (Below Market Rate) homes which are a function of the agreement between Stanford University and the City of Palo Alto.

How many parking spaces do we get?
Each home is assigned one (1) carport.
Additional vehicles, which must have a Welch Road Parking Permit, have access to unreserved parking spaces numbered 211 or higher, these spaces are available on a first-come-first-served basis.
I have special needs. What should I do?
Residents with special needs should make an appointment with the Property Manager to discuss their requirements.
