FAQ

Here are some of the most common questions regarding Leasing and Applications; ADA, Pets & WiFi; and Parking & Guests. If you'd like any other information, contact the Leasing Office anytime—we're always happy to answer questions.

Leasing

Do all leaseholders (residents over 18) have to be eligible?

Eligibility for the household will be based on the original leaseholder. Roommates do not need to be eligible, but all persons over the age of eighteen must apply and be named on the lease. Any changes in roommates must be submitted to management using a Change of Occupancy form. If the original leaseholder leaves their eligible position or moves out, all roommates will be required to move out.

What if my position at Stanford becomes part-time?

If you are at least 75% FTE in an eligible position for the apartment, you will remain at Stanford rate. If FTE falls below 75%, you will be no longer be eligible for lease renewal.

What if I resign or retire?

Each household will be re-certified annually. Please note, upon retirement a resident will no longer be eligible for lease renewal.

What about rent increases?

If you sign a lease, rents are guaranteed for the duration of the lease term. At least 30 days before renewal, rent changes will be announced. The only rent increases that are restricted are those for the BMR (Below Market Rate) homes which are limited to one-third of the increase in the Consumer Price Index (CPI) for All Urban Consumers, Rent Residential, San Francisco-Oakland Area.

How long is the lease term?

Lease terms with a start date between October to March are 6 to 12 months. Lease terms with a start date between April to September are 9 to 12 months. Applicants may request a month-to-month lease with a monthly premium of $200. The shortest month-to-month lease is 30 days.

Pets

Where can I walk my dog?

See our Pet Policies and a list of nearby dog parks[link to dog parks]. We have provided pet stations at designated pet areas. All dogs must be on a leash. Accidents will happen, so please clean up after your dog.

How many parking spaces do we get?

Each home is assigned one (1) carport.

Additional vehicles, which must have a Welch Road Parking Permit, have access to unreserved parking spaces. These spaces are available on a first-come-first-served basis.

I have special needs. What should I do?

Residents with special needs should make an appointment with the Property Manager to discuss their requirements.
