Notice of Exterior Stucco Patching: Building 1160
Dear Residents of Building 1160,
We are writing to let you know as we continue with the exterior repairs and reconstruction project, our contractors will begin the stucco patching around your unit's new sliding doors, windows, interior courtyard, and the exterior of the building for all floors. There will be minimal noise associated with the stucco patching. Dust and debris around the exterior of the building and the balconies will be present during construction, but will be cleaned afterward. The exterior of the building will take approximately three (3) weeks followed by the interior courtyard which will take approximately two (2) weeks for both base and finish coats. The work is expected to take approximately a total of five (5) weeks. Please see the estimated work schedule below.
Monday, May 23, 2022, through Friday, July 1, 2022, from 8:00 am to 4:30 pm
This process will not require interior access to your unit. However, we will require access to your balcony or patio via ladders.
Additional Guidelines are provided to you as reference prior to start of work and during the reconstruction phase of the project:
- Clear Work Areas: Please clear any personal belongings, furniture, plants, etc. at approximately 4-feet from the work area on the balcony or patio.
- Keep Windows and Doors Closed: Please keep all windows and doors and associated window coverings near work areas closed during construction.
- Wall Vibrations: Please remove or relocate any hanging and fragile items away from the interior walls where work is being implemented. The contractor will not be responsible for any items damaged if not removed from the walls prior to construction.
- Work Hours: The Contractor's working schedule is from 8:00 am to 4:30 pm, Mondays through Friday (excluding major holidays). Please avoid the work areas during this period. There will be days that the vendors may not be working onsite to allow applied building materials/products sufficient curing/drying time.
- Noise: There will be minimal noise while the stucco is applied to the walls with a hose.
- Dust: Temporary netting providing some dust protection will be erected during the work; however, there may be minor dust resulting from construction work.
- Contractor Identification: All contractor field employees will be identified with company safety vests or attire.
- Please do not approach the workers under any circumstances unless it is an emergency. If you have to pass the work area for any reason, please maintain the regulated six (6) feet distance.
- All contractors will be wearing face masks for protection and safety.
- All contractors will be undergoing daily temperature checks prior to start of work.
- Any contractor who shows symptoms of being sick will not be allowed onsite.
- Pets: For the safety of your pets and our workers, please provide a secure location for your pets during construction and refrain from these work areas.
- Notice and Schedule Changes: This Notice will serve as Notice to Resident. This schedule may be subject to changes, delays, work modifications and operational adjustments due to implementation of safety protocols (including social distancing, sanitation, and other procedures due to Coronavirus/COVID-19), weather, additional damages uncovered, any delays related to mock-ups, additional inspections and testing, value engineering or repair processes, other unforeseen conditions and/or any other issues outside of the construction team's control.
- Stay Alert: Please be careful and stay aware of your surroundings when you enter and exit. Access may be rerouted during this period. Please follow the signs accordingly.
