Dear Residents of Building 1180, 

As part of the exterior repairs and reconstruction project, our contractors will remove and install a new walkway and a new coating system on the 3rd floor south of the staircase walkway. This project will affect 10 feet of the walkway area. The work will start on Monday, August 30, 2021, and will take approximately six (6) weeks to complete. During door pan removal and reinstallation, we will need to have your entry door opened for approximately 2 hours to complete the work. Any interior touch up repairs that may need to be done from this work, will be repaired in tandem with the window installation. We will post a 1-week notice prior to the date access will be needed.

This work will include but not be limited to: 

• Demolition and restoration of stucco at building and rail wall 
• Demolition and reinstallation of plywood & various metal flashing components & waterproofing 
• Installation of new walkway coating system 

Please review the additional guidelines below for your reference: 

1. Personal Belongings: In order for this mockup portion of the work to go smoothly and avoid interruptions, ALL BELONGINGS OUTSIDE YOUR UNIT MUST BE REMOVED FROM THE AREA PRIOR TO MONDAY, AUGUST 30, 2021. Work will be delayed if there are items obstructing the area. Residents are responsible for moving shoes, welcome mats, plants, small furniture, toys, and other items that are in the way of the impacted work area. Also, please remove any fragile or wall hung items from the shared exterior wall as there will be vibrations from the construction activity. The Contractor is not responsible for moving any personal belongings and assumes no liability or responsibility for damages to items left and not moved. 
2. Work Hours: The Contractor’s working schedule is from 7:30am to 4:30pm Mondays through Fridays (excluding major Holidays). Please refrain from the work areas during this time. There will be days that the contractor may not be working on-site to allow applied building products sufficient curing/drying time. 
3. Noise: There will be sporadic, elevated noise from the construction work, particularly during demolition. Please keep your doors and windows closed to minimize noise. 
4. Dust: There may be minor dust resulting from construction work. Please keep doors and windows closed to minimize any dust, debris and noise from this work. 
5. Contractor Identification: All Contractor field employees will be identified with company safety vests.
   • Please do not approach the workers under any circumstances unless it is an emergency. If you have to pass the work area for any reason, please maintain the regulated six (6) feet distance. 
   • All contractors will be wearing face masks for protection and safety. 
   • Any contractor who shows symptoms of being sick will not be allowed onsite. 
6. Stay Alert: Please be careful and stay aware of your surroundings when you enter & exit. Walkway access may be rerouted during this period. Please follow the signs accordingly. 
7. Notice and Schedule Changes: The posting of this Notice will serve as Notice to Resident. This schedule may be subject to changes or delays due to weather, additional damage uncovered, any delays related to mock-ups, additional inspections and testing, or other unforeseen conditions and/or any other issues outside of the Contractor's control.
