The following list outlines the priority ranking system. Welch Road Apartments is a transitional housing community and has three programs available. For more information regarding eligibility and maximum tenancy for each program, please see the information below. Welch Road Apartments is currently only renting to X99 thru 2B priorities/titles that are listed below.
The eligibility criteria listed below is intended for the affiliate rate program only and is not intended for the Below Market Rate (BMR) Program. For information regarding the BMR program and eligibility guidelines, please click here.

SLAC Program*
SLAC apartments at Welch Road Apartments are available for rent to full-time SLAC employees who are paid by Stanford University. The maximum tenancy for SLAC apartments is 2 years, subject to their continued full-time employment with SLAC. Lease terms cannot exceed duration of Qualifying Employment.
How to sign up for the SLAC Program Waiting List
The SLAC Program waiting list is separate from the HOSP and AFFILIATE program waiting list. For more information or to sign up for the SLAC Program waiting list, please reach out to Corrine Purcell at (cpurcell@stanford.edu).
HOSPITAL Program*
HOSPITAL apartments at Welch Road Apartments are available for rent to full-time Stanford Health Care Graduate Medical Education (SHC GME) Housestaff (Residents and Fellows).
Move-Ins prior to February 1, 2026: Current tenants who moved into a HOSPITAL apartment prior to February 1, 2026 have a maximum tenancy of their first medical residency OR first fellowship appointment with SHC GME, but not both. Starting in another program (residency, fellowship, or other employment) after the end of the initial training appointment will not extend eligibility at Welch Road Apartments.
Move-Ins as of February 1, 2026: As of February 1, 2026, new move-ins for HOSPITAL apartments have a maximum tenancy of 2 years, subject to their continued full-time employment as a Resident or Fellow in the SHC GME program.
Lease terms cannot exceed duration of Qualifying Employment.
How to sign up for the HOSPITAL Program
SHC GME Lottery Period - April thru June: HOSPITAL apartments that are vacant or on notice to move out between April thru June of each year are only offered to SHC GME Lottery participants. Each year, SHC GME holds a lottery for incoming GME House Staff. The link for lottery sign-up will be sent by the GME office around April or May to eligible housestaff only. Please note that the lottery sign-up is separate from the regular waiting list. Entries on the waiting list are not submitted into the lottery. For questions regarding your eligibility for the lottery, please contact the GME team at gme@med.stanford.edu.
HOSPITAL Apartments - July thru March: Any HOSPITAL apartments that are vacant outside of the lottery period are offered to interested applicants on the Affiliate Rate waiting list. Sign up for the Affiliate Rate waiting list here. Please note that lottery entrants are not automatically added to the waiting list.
AFFILIATE Program*
AFFILIATE apartments at Welch Road Apartments are available for rent to full-time Stanford University employees who are paid by Stanford University AND fall within one of the following categories below (priority on the waiting list is also based on the following order).:
- Academic Postdoctoral Scholars paid and employed by Stanford University
- Tenure and Non-Tenure Line Professors
- Senior Fellow Members of the Academic Council at Special Policy Centers and Institutes
- Senior Fellows at the Hoover Institution
- Acting, Adjunct, Consulting, and Visiting Professors
Move-Ins as of March 29, 2024: As of March 29, 2024, new move-ins for AFFILIATE apartments have a maximum tenancy of 5 years, subject to their continued full-time employment within one of the categories listed above.

*Qualifying Employment: must be continuously employed and working at least 30 hours per week (75% FTE) at or above the minimum wage during the entire lease term. Must be fully paid and employed by Stanford University or Stanford Health Care. Lease term cannot exceed duration of Qualifying Employment. Currently your eligibility priority must fall within the employment parameters listed above for your respective program. Welch Road Apartments has additional maximum tenancy guidelines, regardless of affiliation. Please check with the leasing team for additional information.
The Affiliate also must occupy and maintain the Premises as his or her own principal place of residence. At any time during Resident(s)’ tenancy, Resident(s) shall provide Landlord with satisfactory evidence that the Affiliate occupies the Premises as his or her own principal place of residence. Failure of the Affiliate to use the Premises and have them listed as his or her own principal place of residence as verified in the HR and Payroll database shall be a material breach of the Lease by Resident(s) and grounds for termination of the tenancy by Landlord for cause.
